PRESENTING YOUR HOME FOR SALE:

The best way to judge whether your home is "show ready" is to take a close look from the viewpoint of a prospective buyer. Keep in mind as you evaluate evaluate each area that buyers are trying to imagine themselves living in your home. You can attract more and better offers if you make people feel welcome by keeping the house clean, neat and especially, uncluttered. A fresh coat of paint works wonders, as do fresh flowers, plenty of light and fresh clean smells. Of course, you'll also want to make any repairs you may have putting off.

With all that in mind, here's a list of suggestions that should help you take a specific inventory of your home:

Remove valuables, prescription medicine, collectibles, and breakables.

OUTSIDE:                                                                   

• Trim, weed and tidy up lawn and garden.                     
• Clean up pet areas; re-sod or reseed.                            
• Repair screens, windows and doors.                             
• Add fresh bark under shrubs.                                       
• Add potted or hanging flowers to deck or porch.   

IN THE LIVING AND FAMILY ROOMS:  

• Rearrange furniture for a more spacious feel. Remove and store any extra pieces.
• Spot clean carpets and rugs.
• Switch to neutral paint or wallpaper.
• Accent with fresh flowers.
• Open the shades and drapes to let in light.    

IN THE BEDROOMS:

• Straighten up closets. Box and store clothing, shoes,etc., as necessary.
• Arrange toys to look appealing.
• Add curtains or valances to rooms without them.
• Remove attention-getting posters.

IN THE KITCHEN:

• Clear away extra small appliances.
• Remove stains and items from sink.
• Straighten memo areas and remove papers.
• Clean and deodorize vent or exhaust hood.

IN THE BATHROOMS:

• Clear counters of extra toiletries. Store them out of sight.
• Remove stains and mold from sink, tub and shower.
• Patch, caulk and grout as needed.
• Put out attractive "for-show-only" towels.

IN THE BASEMENT OR GARAGE:

• Thoroughly clean and deodorize areas where pets sleep and spend time.
• Straighten tool shop and laundry.
• Sweep floors; clean up grease spots.
• Get rid of any items you won't be taking with you.
